How much does it cost, and when do I pay?

Commission is 3% — terms negotiated individually and set out in the agreement before we start. The premium session is included as standard with an exclusive listing. Payment timing is fixed in the agreement — no surprise upfront payments. We finance the listings, portal promotion, and premium shoot within the agreement — the seller doesn't pay for advertising.

How do you value an apartment?

Do I need to renovate before selling?

Usually not. We only suggest improvements that genuinely raise how the apartment is perceived — and we advise against expenses that won't pay off.

What does marketing include?

Where do your buyers outside the portals come from?

What costs does the seller bear?

The broker's commission — as agreed in the contract. PCC 2% on the secondary market is paid by the buyer, not you. The notarial fee is also usually covered by the buyer. On your side: an energy performance certificate (mandatory when selling) and any necessary certificates — e.g. confirming mortgage repayment. We explain all of this at the valuation.

Will I pay tax on the sale?

If you sell after 5 years have passed, counted from the end of the calendar year in which you acquired the property, there's no tax. If you sell earlier, a 19% personal income tax applies to the gain, but you can often use the housing relief by spending the proceeds on your own housing needs within 3 years. What documents should I prepare?

Proof of acquisition (notarial deed, gift, or inheritance), the land and mortgage register (księga wieczysta) number, an energy performance certificate, and, if there\u2019s a mortgage, a bank statement of the balance. We help you assemble the full set of documents before the listing goes to market.

What if the buyer takes out a mortgage?

That's the market standard. Our mortgage advisor supports the buyer: checking their creditworthiness before the reservation and managing the process at the bank. This means deals far less often fall through right before the notary.

Can a foreigner buy an apartment in Poland?

Yes. Buying an apartment (samodzielny lokal mieszkalny) does not require an MSWiA permit — apartments are a statutory exemption from that requirement for foreigners; a permit is required for houses with land, plots, and property in border zones. You need a passport and a PESEL or NIP number. Buying without travelling to Poland is legally possible, using a notarial power of attorney.

What is najem okazjonalny?

Najem okazjonalny (occasional lease agreement) is a form of residential lease provided for under Polish law, in which the tenant signs a notarial declaration of voluntary submission to enforcement and provides an alternative address, while the owner reports the agreement to the head of the tax office within 14 days. If the tenant stops paying, the owner has a faster and more predictable eviction mechanism than under an ordinary lease.
